Residential Siding Inspection

SCOPE OF THE INSPECTION:

The Siding of the above mentioned residence has been inspected by a qualified inspector employed by Marsh Construction Services, LLC. The professional opinion of the inspector contained in this report is solely an opinion and does not

constitute a warranty or guarantee. The inspector has inspected all exterior siding components and documented in general terms the type of siding, its approximate remaining life expectancy, storm damage observed, and overall condition at the time of this inspection. Where accessible, Marsh Construction Services, LLC. has noted all conditions that may compromise any inspected siding component’s ability to shed water and/or realize its intended life. Verification of actual siding performance and/or troubleshooting of existing conditions, such as water testing, are NOT included in the scope of our  inspection unless specifically requested and mentioned in our report. This inspection should not be considered a guarantee of actual siding performance, as performance is contingent upon the condition of internal system components not accessible to our inspector. This siding was not inspected for conformance to local building codes. The inspector has not inspected the attic area nor did the inspector perform a visual interior inspection looking for past or present siding performance issues. All present and prior disclosures along with other inspection reports should be reviewed and addressed prior to the close of escrow.


GENERAL DESCRIPTION: 

Unless specifically mentioned in this report, the following are NOT included in this report: decks, balconies, detached structures, patio covers, out buildings, sheds and bonus rooms. The structure is a single family residence. The siding is a laminated architectural shingle, installed over wood decking and assumed to have an organic felt membrane. A siding system of this type requires periodic repair and maintenance work. Repair work is what we deem necessary and is not intended to correct all material and/or application flaws. The typical life expectancy of this siding material is 25-30 years. The overall condition of the siding is good, with the exception of the storm damage from the hail storm.


FINDINGS:

  1. As discussed with The owner, the overall health of the siding is in the early stages of its expected life cycle, current storm damage aside, the siding has approximately 15-20 years left before its replacement becomes critical.

  2. Many Hail strikes on the siding systems were observed upon the visit, see as described below.

    1. The rear elevation, of the home, has 20+ hail strikes documented

    2. The left and right elevations have, of the home, 20+ hail strikes documented

    3. The rear elevation, of the garage, has 30+ hail strikes documented

    4. The left and right elevations, of the garage, have 15+ hail strikes documented

    5. The rear elevation, of the shed, has 10 hail strikes documented

    6. The left and right elevations, of the shed, have 15+ hail strikes documented

  3. Accessories damaged

    1. Fascia wraps along all gables are heavily damaged by hail

    2. Gutters at all locations have damage from hail strikes

    3. Downspouts along the north south and west sides of the house and garage are all damaged by hail

    4. Screens along the rear of the home are all damaged from hail strikes


There were many more hail strikes, resulting in dented siding, observed that can be seen with the naked eye but are unable to be shown through digital photography.


RECOMMENDATION:

Due to the large number of hail strikes and damage to the siding metal fascia across all elevations, a full replacement is the recommended method to correct the observed deficiencies.
